$200M Mixed-Use Development Planned for Cummings Research Park

Upland Park will provide creative office and retail space, ample public green space, as well as multifamily residential developments.


Something truly unique is coming to the second largest research park in the country.

While it is not another Fortune 500 company, it will offer much needed residential, retail and creative office space support for the many innovative companies in Huntsville’s Cummings Research Park – only with a little twist.


Nashville-based Nicol Investment Co. is introducing Upland Park, a 60-acre, $200 million mixed-use development off Enterprise Way in Cummings Research Park.

The development will feature a much-needed senior living community to accommodate the families moving to Huntsville who are looking to relocate their parents and grandparents. Upland Park is planned as a multifamily development with creative office and retail space blended with ample, public green space.


Upland Park will be anchored by HQ Creative Office, co-developed with Nashville-based Vintage South, and designed by Centric Architecture. Doster Construction is the general contractor.


The creative office space concept consists of mostly open floor space and fewer private offices with contemporary furniture such as standing desks, upgraded but natural lighting, and exposed ceilings. In short, it will be a contemporary atmosphere that meets the needs of a more mobile, collaborative workforce.

Vitality at Upland Park, a 189-unit senior-care development, is a collaborative effort between Nicol and one of the premier providers of independent living, assisted living, and memory care. The team has a combined 200 years of experience creating communities for older adults, regardless of physical or cognitive challenges, and they will manage the community as well as develop it. Nashville’s ESa is the architect and DeAngelis Diamond is the general contractor.


The multifamily development includes The Kelvin, a 301-unit apartment community, and The Collins, a 334-unit multifamily community.

The Kelvin is designed by JHP with EMJ Construction as the general contractor. RAM Partners is providing property management.

The Collins features 150 “Big House” units designed by Humphreys & Partners. The Collins’ “Big House” are stand-alone buildings with private garages and entrances. TriBridge Residential is the general contractor.

Upland Park is Nicol’s first master-planned, mixed-use project and represents a culmination of more than 40 years of experience developing, acquiring and investing in institutional-quality properties across the country. The multiphase project is expected to be complete by fall 2022.
